Co-living studios within Exeter city centre

Our role

  • We provided appraisal and planning due diligence to inform site acquisition.
  • We co-ordinated the pre-application and design review process with Exeter City Council and the Exeter Design Quality Partnership.
  • Our detailed heritage and townscape assessment informed the scheme design and supported the planning submissions.
  • We co-ordinated the submission of a full planning application for the proposed development, including amendments during the determination period to secure Officer support and a recommendation for approval.
  • We assisted with the negotiation of detailed planning conditions and heads of terms for the S106 Agreement.

Results

  • Full planning permission granted for 145 new co-living studios, with associated communal amenity space, in a new 6-storey building, following demolition of existing poor-quality buildings. 
  • The scheme will provide 20% affordable housing, with studios made available at affordable rents to key workers in the city.
  • Redevelopment of this brownfield site will significantly improve the appearance of the area, including enhancements to the public realm on Summerland Street.
