Delivering PLP’s ‘Carbon Net Zero’ logistics facility

Our role 

  • Our Sustainability team developed a ‘net zero ready’ strategy under the UK Green Building Council (UKGBC) Net Zero Carbon Buildings Framework. Turley is part of the UKGBC task group responsible for developing guidance for procuring renewable energy.
  • Net zero construction was achieved by assessing construction carbon, reducing carbon through materials selection, mitigating remaining emissions via high quality carbon offsets and publically disclosing at practical completion.
  • Operational performance was also optimised through building fabric, low carbon heating and solar PV to deliver ‘A’ rated EPCs. Furthermore, tenants can install additional solar PV and/or battery storage, ensuring some of the UK’s first ‘net zero ready’ buildings.

Results

  • Phase 1 of this development, comprising two units, was completed in July 2020 and provides 43,000 and 92,000 sq ft of floorspace in a modern ‘Business Park’ environment. Both units were let to Brightstar - the world’s leading provider of integrated solutions for the mobile and financial service industries. Having both units let accelerated Phase 2 development at PLP Crewe.
  • Net zero ready is something that many occupiers are looking for and is significantly contributing to decisions. Positive feedback from Keith Wilson, Development Director at PLP evidences how important this has been in letting the units quickly: “Letting both units so quickly demonstrates PLP’s capability to deliver high-quality urban logistics units for leading industry occupiers. In keeping with PLP’s sustainability commitment, both units were delivered to Net Zero Ready status which is already proving to be a significant point of difference for occupiers.”
  • The development is strategically located in close proximity to transport links.
