Plans approved for 1,300 mixed-tenure homes and community facilities in Tangmere

Vistry Group, the UK’s leading provider of mixed-tenure homes, has secured approval from Chichester District Council for the delivery of 1,300 high-quality new homes and community facilities in Tangmere.

Turley provided expert Planning, Strategic Communications, EIA, Economics and Sustainability services for the project, known as the ‘Tangmere Strategic Development Location Site’. Chichester District Council has given the go ahead to bring forward the development of 1,300 much-needed new homes in addition to a new primary school and community and commercial facilities at Tangmere.

The scheme initially received a resolution to grant planning permission at the planning committee in March 2021. However, due to the complexities of the Compulsory Purchase Order process and subsequent amendments to the site’s planning application boundary, the outline application was revisited. In August 2023, it again secured a resolution to grant permission from the planning committee. Issuing of the formal decision notice now marks a significant milestone, enabling the project to advance to its next stage of delivery.

Vistry Group was selected by Chichester District Council to lead this ambitious initiative, which was allocated for development within the Chichester Local Plan and the Tangmere Neighbourhood Plan. The project has been developed in close collaboration with Tangmere Parish Council and local residents over several years.

Martin Leach, Managing Director, Vistry Strategic Land & Major Projects said in response to the decision notice being issued:

"Receiving formal outline planning permission is a significant step in realising the vision for Tangmere. We remain committed to working closely with Tangmere Parish Council and local residents to produce a Design Code that will guide the next phase of this transformative development.

"We commend Vistry Group for their proactive approach to managing archaeological findings and their dedication to engaging with the community. We are excited to see the project evolve over the coming years."

The project will now proceed to the detailed reserved matters application phase, focusing on the design and layout of the homes and facilities. Vistry Group anticipates starting infrastructure construction in 2026, with construction on the broader development planned for late 2026.
