Revitalising retail, office and public realm space within the More London estate
Our role
- Our specialist combined built Heritage and TVIA team supported this project from design to planning application submission to deliver a revitalised office building, new active ground floor uses (including a new retail / F&B offer) and associated wider public realm improvements (including The Scoop) on this key site and centrepiece of the More London estate.
- We also provided additional expert advice to the client and project team in relation to the candidacy of the existing building on site for Southwark Council’s new Local List and also a renewed application by the C20 Society to add this building to the statutory list (which has since failed).
- Our team were involved in extensive pre-application engagement with the London Borough of Southwark and also other key stakeholders, including Historic England and Historic Royal Palaces.
Results
- During the pre-application stages, the particular sensitivities of this site were considered in terms of its distinctive modernist architecture and London’s wide strategic views and more local views along, across and from the nearby River Thames, as well as the proximity of important heritage assets, such as the Tower of London World Heritage Site (WHS) and Grade I listed building Tower Bridge.
- For that application submission our team undertook a full built Heritage, Townscape and Visual Impact Assessment (HTVIA) in support of the scheme design and its development impacts.
- We supported the client at Planning Committee to determine the planning application in December 2024, after which the scheme was approved unanimously.
