Having originally secured outline planning permission in 2019 for a 2,083 home masterplan including c.2,700 sq m of flexible retail floorspace and c.10,100 sq m of flexible office/community floorspace as well as a new central park, we worked alongside Assael Architecture and Planit-ie Landscape Architectures in a project team led by KM Development Consultancy to bring forward the detailed design of the two first two development plots.
This first development phase comprises buildings ranging in height between four and 27-storeys, located around two central courtyard spaces at podium level. In line with the previously secured Section 106 Agreement, the first phase delivers 35% affordable housing (by habitable rooms) across 282 units (with a 70:30 affordable split between intermediate and affordable rented properties) and more than £6 million in financial contributions towards local transport, healthcare, open space and other improvements.
Located in close proximity to Southall station (served by the Elizabeth Line) providing excellent transport links to central London or Heathrow Airport, the application for reserved matters strictly followed the maximum development parameters secured at outline stage, but sought to respond to latest policy and design guidance where feasible. The application (constituting EIA development) was presented to Ealing’s Planning Committee approximately 14 weeks after submission who unanimously resolved to grant reserved matters approval.
