Approval for new homes in St Helens

Acting on behalf of homebuilder Taylor Wimpey, Turley has helped secure reserved matters approval for the delivery of 258 dwellings within the first phase of residential development at Moss Nook, St Helens.

The homebuilder was selected by master developer Harworth Group as the preferred developer for the first phase at Sutton Road, St Helens, and will be delivering a selection of two-, three- and four-bedroom homes following approval of the detailed reserved matters application by St Helens Borough Council. Along with the new homes, residents will benefit from a large area of green open space with the inclusion of a children’s play area.

As part of the planning application, Turley supported Taylor Wimpey with its application for the scheme, alongside highways consultants Eddisons and architects MPSL.

Moss Nook is a large, brownfield (former industrial land) site located less than 2km from the centre of St Helens. Turley have been involved with the site for a number of years and continue to advise the landowner, Harworth Group, in respect of the future development parcels at the site.

St Helens Borough Council granted a hybrid planning permission for up to 900 dwellings, a commercial area, open space and sports pitches at Moss Nook in May 2017. The key design features include landscaping to the Sutton Road and Watery Lane frontages, as well as a distinctive tree lined main spine road to serve the site, publicly accessible open space and areas for children’s play, alongside several footpath and cycleway connections to the wider area. New sports pitches will also be provided to the north of the site. Vehicular access to the development will be from the new spine road, connecting to Sutton Road and Watery Lane.

Since then, Harworth Group, has been undertaking site preparation and remediation works, paving the way for the development of this hugely important site. Harworth has successfully secured a £2.05m grant from the Liverpool City Region’s Single Infrastructure Fund (SIF) to deliver the scheme’s spine road and associated landscaping improvements, which is currently under construction.

Construction on site is anticipated to start in Autumn 2021 following the completion of site enabling work by Haworth.
