IM Land and Walton Homes submit plans for 850-home community in Walsall

Turley has supported IM Land and Walton Homes in submitting an outline planning application for a new community of up to 850 homes at Queslett Road in Walsall. The proposal combines new homes, land for a new primary school and nursery, green infrastructure, active travel routes and community spaces.

Working alongside IM Land and Walton Homes, we provided expert Planning, Design, Townscape & Landscape, EIA, Strategic Communications, Sustainability and Economics services to help shape a landscape-led, sustainable neighbourhood that responds to local character while supporting the delivery of much-needed homes and community infrastructure.

Walton Homes is a family owned and operated SME housebuilder and promoter on the site, who has been building and designing sustainable new homes across the West Midlands and other districts for over 40 years.

The Queslett Road proposal combines new homes, land for a new primary school and nursery, together with green infrastructure, active travel routes and community spaces.

Bound on three sides by the existing development and located close to Streetly, Sutton Coldfield and Pheasey, the 42-hectare site offers strong access to local services, schools and public transport connections, including direct links to Birmingham city centre, Sutton Coldfield and Walsall.

Walton Homes will deliver around 18% of the homes within the site, with IM Land establishing partnerships with other housebuilders to deliver the remaining homes.

The proposals will deliver a landscape-led, inclusive neighbourhood, combining a mix of family and affordable homes with a network of green corridors, open spaces and sustainable drainage features designed to support biodiversity, wellbeing and everyday connectivity.

Its design has been shaped through ongoing engagement with local stakeholders and residents, to ensure connectivity, landscape retention and the provision of community infrastructure, ensuring the development responds to both local character and future needs.

The Queslett Road proposals build on IM Land’s growing residential pipeline, following other recent planning applications that cumulatively have the potential to deliver over 3,300 homes alongside new schools and community infrastructure.
