Approval at committee for The Hale, Tottenham’s latest PBSA-led mixed-use scheme

Turley has helped to secure approval at committee for the mixed-use scheme which includes 451 purpose-built student accommodation (PBSA) rooms with ground floor retail space.

We provided expert Planning services to Jigsaw Assets and their JV partner PMG (Jigsaw PMG) on the redevelopment project which received resolution to grant planning permission at Haringey's Planning Sub Committee meeting last week. The existing buildings will be demolished to provide high quality student accommodation across two 7 and 24-storey terraced buildings, as well as three new commercial/retail units. The student accommodation includes high quality amenity space provided in the form of study and relaxation spaces, an onsite gym, roof top gardens, and dedicated secure cycle storage.

The sustainable design includes communal roof terraces with gardens and green roofs at various points throughout the building where it steps inwards, and has been designed to enable connection to a future district energy network.  

The scheme secures a contribution towards affordable housing in Haringey via a payment in lieu totalling c.£6.5m towards off-site affordable housing, as well as contributions towards local infrastructure and public realm works.

The Hale

The site completes the final piece of the jigsaw in the area known as “North Island” covering The Hale, Hale Road and Station Road within the Tottenham Hale District Centre, a designated Growth Area and part of the Lee Valley Opportunity Area as designated by the London Plan. 

The design of the scheme was considered by officers to be capable of being a landmark within the wider masterplan of the area by being “elegant, well-proportioned and visually interesting when viewed from any direction.”

We worked closely with both the project team and stakeholders to ensure that the application met the technical requirements and complements the wider masterplan and surrounding areas.”
